DynaCom Management Instructions for Lease Changes
DynaCom Management uses the standard BOMA Lease, which is written for both gross and net leases. However, since most of our leases are gross, we have attached exhibit B to our Lease. The main pages of our leases are set; any changes to the wording of this main section will be reflected in Exhibit-B.

Our Gross Lease includes the following:
- Your basic rent
- Property taxes
- Property insurance
- Heating & air conditioning maintenance
- Cleaning service for all common areas
- Use of the kitchen, and dining room*
- Back-bone wiring for phone systems and Fiber Optic Line, Conduits for Local Area Network (LAN), and for the phone system in each suite**
- Pest control
- Landscaping & snow plowing
- Parking lot
- Janitorial Service for inside your suite
- Conference Room available for DynaCom Center I tenants only applicable to DynaCom Center I and Wall Street offices.
- Free build-out including standard components for the office space. Any upgrades will be the financial responsibility of the tenant.***

*** Only offered with the signing of a 5 year lease.
When reading the Lease please note the following:
- Page 1 of the Lease will contain all the Tenant information and the initial rental rate. Please note that the sample Lease contains sample data and once the language is finalized, the Tenant's name gets entered into the database and the information is populated into the first page of the Lease.

Paragraph 1 of Exhibit B specifies the fact that the Lease is a Gross Lease.

Paragraph 2 of Exhibit B specifies that certain sections of the Lease are not applicable. By deleting those sections, the Lease is converted to a Gross Lease.

Paragraph 3 of Exhibit-B highlights the rent schedule including the cleaning charges. Remember the sample Lease just has sample numbers and does not include your rent schedule yet. Your rent schedule will be inserted from the final proposal signed and agreed by you.

All language changes submitted by you our your attorney would be added as the last items of Exhibit B.

Please note that the body of the Lease remains the same for all of our Leases. All changes and upgrades are specified in Exhibit B.
